Budget a self-storage lien process using a verified local schedule, documented costs and a recovery scenario.
Create the cost list from a verified process
Use the required steps and actual provider quotes. Separate per-unit notices and administration from shared sale costs. Do not reuse these defaults as an instruction to start a legal process.
How the calculation works
Process cost = units × (notice/service cost + administration hours × hourly cost) + shared cost. Gross proceeds = units × proceeds per unit. Net proceeds after estimated costs = gross proceeds × (1 − provider fee fraction) − process cost.
A worked example
Ten units with 25 notices and two admin hours at 30 cost 850; a shared 300 adds up to 1,150. Gross proceeds of 2,500 less a 10% provider fee and 1,150 costs leave 1,100.
Treat proceeds as a scenario
Realized proceeds can be lower than an estimate and may have distribution requirements. Compare a low-proceeds case and keep outstanding debt separate from cash after costs. Do not treat this result as the amount the operator may legally retain.
