Verify chargeable periods outside the tool

Use the applicable agreement and rules to establish which periods may be charged after grace. If a fee has been waived, enter the permitted effective amount. Do not use these defaults as an operator policy.

How the calculation works

Periodic fees = min(verified chargeable periods × fee per period, entered total fee cap). Entered charges = unpaid rent + periodic fees + independently verified other costs. Balance = max(charges − allocated payments, 0).

A worked example

Unpaid rent of 900 with three fee periods at 20 reaches a fee cap of 50. Add 30 verified other costs for 980 charges, then subtract 100 payments for 880 estimated balance.

Reconcile payments before action

Check payments received, credits and the lawful allocation of payments to the entered balance. An auction decision requires a separately verified process and qualified advice; this arithmetic balance does not authorize collection activity.

What the result leaves out

This does not determine fee legality, notices, lien rights, auction eligibility or payment-allocation rules. Confirm all entered amounts and periods independently. No interest or fee compounding is added.
